@Nick Earls have you done any thinking/research on the Holyoke, Chicopee, Sprinfield area?

The first two cities mentioned I would personally recommend, however I have gotten positive feedback from the Spfld area depending on whereabouts in the city.

Generally where do you like to see your CoC return percentages?

If you can share the sellers income/expense report with us, it would be very much helpful to further evaluate the deal

Critical information like do tenants pay separate utilities? How old are the heating systems & roof? Do the apartments need rehab or are they turn key, ready to rent? Are current tenants on leases?

We can help but we need more info

I work as an investor/agent/property manager out in the Hamden County area. We focus a majority of our business in Chicopee, (primarily rehabbing multi-families, renting them out, refi, etc). The market is strong however inventory is depleting at an excessively rapid pace. Deals come and go in a matter of days, especially in regard to rehab/re-sell projects. Hampshire County is another area I would highly recommend. Although median home prices would trend a bit higher, there is opportunity awaiting there as well. Specifically; South Hadley, Grandby, Belchertown. Chicopee/Holyoke are my niche market if you have any questions or concerns don't hesitate to inbox me. I would enjoy networking with you, providing more information, or answering any questions you may have.

Chicopee is thriving @Justin Reed, inventory is extremely low but there has been a surge in buying; specifically 2-3 families. Myself and a business associate own/manage a handful of properties in the area...If you have any questions or are looking for more information don't hesitate to reach out

@An Duong is right on the money. There is evidence of a substantial reduction in the opportunity to pick up 8+ units out in the Springfield area. Market is saturated with 2-famalies but not much else

hang in there, its that time of the year, holiday and family gatherings/traveling/new years all play a major factor, especially in my area...

you could try to market on Facebook marketplace or re-listing with new pictures and a different description on craigslist. (re-fresh the add works too).

I might also try to hold on open house, one during the week one on a Saturday/Sunday morning....You may not generate any potential tenants but the feedback from people in the neighborhood might be valuable

My apologies in advance if I am reading this wrong but how is the seller financing you the 350K? Is it interest only with a balloon payment due in 5 years? If so, don't forgot to account for your monthly interest payment on the seller financed portion
