I am a real estate professional offering real estate related investment opportunities for investors to earn a decent annual return.  In addition,  I am looking for distressed real estate properties to buy below market price.  Interested in Single Family Homes and Multi-Family properties in New York, New Jersey, San Diego, California, Florida and a couple of other markets.

Here are few ideas for you:

1) Contact the State Attorney General Office in the state the real estate guru's business where their physical office is located.  If this is the not the correct office they will write back to you with instructions which office to contact.

2) Contact the Consumer Protection Financial Bureau

Dale, where do I find the file section you mentioned in your post ?

Hi,

Tomorrow I am closing on a home in Summit Hill, Pennsylvania 18250.

It is my first home !  :)

Buying for 17k.  Needs a little work and After Repair Value of 58k to 70k.

I am either going to go a quick flip after the purchase and sell it as-is.
My real estate broker says he has buyers who will buy it as-is for

25k to 35k.

However,  after reading this post and couple others on Bigger Pockets

about Cash out financing after the repair work is done I am considering

going this route.  I am purchasing the property in cash using my

credit cards.

Are there any lender similar to William Dampier who provide

similar loans for properties in Summit Hill, PA area  ?

Hi Everyone,

I have had quite a few people who read my posts here message privately regarding the situation with man-camps and our company's Luxury Mini-Hotels.

I would like to make a statement about the current situation with the mini-camps that have been put up in the North Dakota Bakken region and what makes our Luxury Mini-Hotels different.

It is unfortunate the man-camps that have been erected were done the way they were. They are atrocious and many of the local municipalities are starting to thoroughly check them out and shut them down if they don't meet standard local codes. Most of them don't meet codes and decent living standards are at risk of being shut down shortly.

In contrast our Luxury Mini-Hotels are beautiful and meet all local codes. We have sold quite a few of them in the Bakken region. As a matter of fact our company has received compliments from several Counties and Local Municipalities on our Luxury Mini-Hotels. Furthermore, our Luxury Mini-Hotels are produced so they can easily be re-configured to other uses should the oil boom slow down. They can easily be sold as a development to real estate investors as a residential development. :)

We are looking for investors for our Luxury Mini-Hotels and we also have several Hotel Projects in the works for North Dakota. Our company is doing very well sales wise. However, are in need of a commercial private or bank lender to expand our capital base as as not to spread our capital base to thin. If you know of any potential prospects I would greatly appreciate it if you can make a referal.

Let's keep in touch.

Best regards,

Dan

Here is a little more background on this company's project in North Dakota.

The company is in the process of developing and building high quality accommodation for oil and construction workers in key areas of North Dakota that will be safe, secure and cost effective. They will also also be in a position to offer healthy and nutritious meals for workers as well, with our high quality on site restaurants. Sites for the accommodation will be strategically situated in order to ensure that workers can minimize their travel times to get to work and therefore reduce their/your travel costs whilst increasing productivity at the same time. All sorts of accommodation will be offered, be it 200 beds in one location, or they can offer you a said amount of rooms spread over several locations. They offer the traditional hotels, single family dwellings or the bigger 200 bed sites. They we believe we could address the needs of the workforce in North Dakota no matter what accommodation they require.

They are currently in discussions with several other oil companies.

If they can offer superb accommodation option's for workers at a very good price (that will capture and facilitate all staff levels). Should an investor not be working the Bakken field in North Dakota that is not a problem as their business model will work for your company no matter where an investor is currently working in the world.

I am a consultant working with on behalf of a real estate company based in London in the United Kingdom.

They are looking for investors interested in purchasing Luxury Mini-Hotels to
house the large influx of oil workers in that area.

If anyone is looking to invest in North Dakota or knows any investors let me know.
