Hi! My wife and I are about looking to put in an offer on our first property and are trying to get our ducks in a row. I was wondering if anyone had a recommendation or two on a solid PM company that serves the Bedford area? Any suggestions would be appreciated. Thanks!

 Hey Nicholas! This is a great question. Most of the markets within a 4 hour radius are either just as expensive (tourist/mountain towns), or are so rural that there just aren't a lot of options for deals and not a super reliable tenant base. I have considered STRs but the market here got absolutely flooded with them the past three years and a lot are actually having to convert back to LTRs this summer because they aren't getting bookings. That being said, I am always looking in case something pops up that fits the bill. I do agree that local would be a better option and I am hoping to build a portfolio so that I can start scaling into more local deals that are a bit out of reach at the moment.

 When looking at Cleveland the most important thing you can do is understand the differences between the neighborhoods. Prices will vary widely. The Ultimate Guide to Grading Cleveland Neighborhoods will explain why that is.

 @James Wise thank you for the resource. I'll dig into that. Definitely the kind of info I need.

Hey Neil! I think your head is in the right place looking to invest out of state! Cleveland is recognized for its lucrative cash flow prospects but if you're also considering property appreciation, Columbus is the way to go. In addition to still offering 1% deals, Columbus is also an expanding city that is attracting several major companies in the near future, thereby creating numerous job openings. I personally concentrate my investment efforts in the Columbus area and my team and I have a network of property managers, general contractors, and lenders etc. that I strongly recommend.  @Harrison Chow I hadn't considered Columbus but I like the idea of getting some appreciation in addition to the cashflow. That was actually my one concern with Cleveland is that is appears (at a surface level from limited searches of properties over the past few years) that appreciation there is pretty limited. I'll do some research in Columbus and reach out as questions arise. Really appreciate your help!

@Drew Sygit great information and just what I was looking for! I'll definitely be factoring in a quality PM company as I don't have the time to do it DIY especially from the other side of the country. My wife owns her own PM company out here so I know the level of importance in having a quality team in place. I'll reach out with further questions as they arise. Appreciate your insight!

Awesome, thanks for information everyone! Also... not that it matters... but my post title is a bit misleading. I'm actually a Montana native, just new to the real estate investing world. We are hoping to begin by investing locally, or at least in state, but that may be challenging given the mass exodus from the cities coming here driving prices up. Time will tell if we can find a deal where the math actually works.
