Thank you! I was just trying to figure out the "formula" per say. I know its not the best way, but it will help. Looks like I am averaging between $25 - $35 per sq ft based on my current subs/contractors.

Congrats @Tarl Yarber looks fantastic!! Love the finishes. 

Quick question, how do you figure out rehab per sq ft? Sometimes when I analyze properties I have to be quick on getting the numbers together because of the market. So I can't always have 2-3 contractors walk the job and wait to get bids. 

Currently I'm working towards where you are with contractors. I have a few main guys, but because I work full time, I do have to have a more hands on GC, so that does up the cost of things. But when I switch over to doing this full time, I will run the crews.

@Ned Carey Unfortunately we don't have tax sales here. Milwaukee will foreclose on the home and list at fair market value when they get around to it.

@Robbie Knecht The information for tax liens & code violations are available on milwaukee's CCAP. That's the courthouse records. They have tax lien along with code violations info all on their website.

Those rules do apply for selling as well. You have to live in the property for a year before you can sell it. That's the whole purpose of the 203k, it's for owner/occupants. It's not a program for investors. 

Also I would get pre-approved for the loan to see how much you qualify for because there are two different kinds of 203k's & they each have their own rules.
