Hi everyone,

Can any of you recommend a competent, reliable, and honest property manager in Atlanta?  I have a single family rental that I will need to find another tenant for in a few months, but don't have time to handle it myself.  If I can find a good team I would like to use them for other properties going forward.   Thank you!

Can anyone recommend a competent, reliable, and trustworthy property manager for single family rentals in the Atlanta area?  

What are costs typically for such services?

Also, someone's going to say this is useless, but it makes sense to me that I could draft something explicitly stating I am not liable and have the contractor sign it and that would mitigate at least some of the risk, right?

So, I'm not too worried about liability in that I can' think of much damage he can do.  There is just yard below pretty much.  He does not have his own employees so he would not be expected to have worker's comp and apparently anyone he contracts out has their own insurance.  If he has his own medical insurance wouldn't that cover most of my risks at least to the degree that it's not worth paying $350 more for?

I have a rental property (sfh) that needs some roof maintenance.  I got a couple recommendations and a couple quotes, both offering the same scope of work and warranty.  One is an individual with only personal medical coverage asking $700 the other is a small company with general liability and worker's comp asking $1050.  

If the individual is working alone and would be covered medically if he were to get injured is it reasonable to go with him?  Could I go with him and mitigate liability by having him sign off on some kind of waiver?

Hi,

Can anyone in the Atlanta area recommend a competent, low-overhead contractor to repair a couple roof leaks?  Just looking for an individual really for what is probably a small repair.
