Mathematically speaking is there a best time to sell a rental property?

I figure there are diminishing returns the longer you hold a property, so it should be best to sell and buy a new rental.

However, the only variables I can think of that diminish over time is the value of money (inflation), and the tax advantages (every year the mortgage interest deduction shrinks). 

Timing the market to sell at the high point is tough, but I may get lucky.

Arguably one could say paying the mortgage off asap, and raking in a larger portion of the rent as pocket profit is nice too. 

Thoughs?

I'm looking at a small house with a big lot. The detached garage in the far back would be perfect for an ADU, but how do I determine the ARV of the property if I want to flip it with an ADU attached?

 I'm using WordPress yes, but that's not the point of my question. I wanted an honest review of my landing pages, but bigger pockets does not allow me to post links to my own website.

With no links to my webpages to review directly, I simply asked for some tips/advice regarding landing pages.

One of my loan modification clients got the attached letter in the mail. 

I can't find anything about it online. Was Wells Fargo sued for its handling of loan modifications? Is there a larger slice of a bigger pie to (possibly) be had if my client does NOT cash this check?

I'm adding two pages to my website. One page for distressed homeowners to submit their property, and possibly receive instant cash offers. The second page is for investors to register and possibly receive those off-market listings.

I originally posted a link to those pages, but Bigger Pockets auto-deleted it. 

So instead, I'm going to ask, What are some key elements, tips, suggestions that I need to keep in mind when building out these two pages?

I need recommendations for a good print and mail service.

Some key features I'm looking for:

  • options to keep each piece under $0.40/piece including postage.
  • upload my own list of names and addresses
  • saves my templates for later use/updating
  • scheduled mailings

Here is what I want to do:

  1. set up my template/postcard in the system
    1. postcards give information about specific micro neighborhoods (example: a single condo complex)
    2. I do this for multiple micro neighborhoods each with their unique neighborhood stats.
  2. upload my list of addresses and hit send/purchase
  3. Next month I update the information (12 month growth, properties sold, etc) and hit send/purchase again.

I want this system set up as automated as possible. I highly doubt there is a system with an MLS feed that is robust enough to tell me the 12-month growth of all properties in a specific condo complex or subdivision.

Any recommendations?

Walls had extensive nail damage/patching, walls were in bad need of painting despite providing paint to tenant multiple times during tenancy.

Payment terms: We are willing to accept a minimum monthly payment of $25.00, starting in September 2016. If you fail to respond, or fall behind on the minimum payments, amount will be turned into collections in October.

Post: CA LLC Still Separate?

I have a rental property that belongs to a California Single Member LLC. My LLC is on the property's title, not me. All the leases are in the LLC's name, and rents are deposited in the LLC's bank account.

The mortgage is still in my name because the bank won't switch the names. If I'm personally sued, is the equity (if any) in the rental property still at risk? 

What if the LLC is sued because there was an incident on the rental property it owns? Are my personal assets at risk?
