I understand that portfolio lenders keep the loan "in house" and because of that you don't have to worry about Freddie or Fannie quantity restrictions. 


What are additional advantages and disadvantages to Portfolio Lenders?

Post: When is a neighborhood too bad?

I've heard some success stories of getting rentals in not so good neighbor hoods.  I have heard the horror stories as well.  For those who have success in those neighborhoods, where do you draw the line.  What are some definite signs that tells you to run.  What does a neighborhood look like that your willing to take a chance in but would scare most investors away?

Thanks everyone for the warm welcome.  Although I must confess I've actually been on BP for 4 years but I've decided to take the real estate plunge and know I need to be around like minded people to stay encouraged and keep moving forward!

Hello everyone.  My name is William and I currently live in Knoxville TN, born and raised in a city called Alcoa, TN just outside of Knoxville. I'm married to my soul mate, Tyra and we're  excited to jump in the deep end of real estate investing.  We currently have 1 rental property in Augusta Ga, and we're rehabbing the home I live in, in Knoxville and I'm going to take the money out of my home and purchase rentals and or flips in Knoxville or in Minneapolis MN.  I know it's a big move..My wife has family in Minnesota and we want to move there to be closer to them.  I'm looking forward to connecting with other people here on Bigger Pockets!

Post: Locating a reliable contractor

I purchased a foreclosure almost a year ago, my primary home, and it still needs some work completed. I've had electrical work, and some minor repairs finished. The contractor I used to replace a door and door frame in my home was recommended to me by my real estate agent. I was not very happy with the work. The electrical work I got a referral from facebook. Although work was cheap and reasonable I later found out there were some loose ends that he still needed to tie up. The plumbing, i figured out on my own.

I have a guest house, thats i'm going to rent out, that needs some repairs, as well as some cosmetic work in my primary residence. The idea of trying to find a reliable contractor stresses me out a little. I've thought of going to Angie's list, but I have never used it before so not sure how productive that will be. I've tried using craigslist before but it seems i get the people with high estimates and and very desperate for work.

I would hope this could develope into a long term relationship as I am planning on buying at least one more foreclosure before the end of the year. Any suggestions on tracking down a good contractor or if there is anyone that knows of a good one in the Knoxville, Tn area. Has anyone had any experience with Angie's list. Any input would be greatly appreciated.
