Hi There,

I am from the bay area and I have a few multi-plexes in West Sac. Is there a dial in # by any chance?

Thanks

WOW, some great advice and thoughts. I am so new to this game, having a full time job and having these multi-units is a bit challenging (but hey what isnt challenging in life). My goal is passive income to get that financial freedom (like us all). Yes, these properties have a passive cash flow. What I want is the following: Say the two four-plex have a positive cash flow of 3k, I would like to double that cash flow, either selling the two 4-plex and getting something a bit bigger which cash flows more. I would think that would be idea for all REI.

In terms of pulling equity, then your payment will increase in the current property in which you pulled out equity from.

I was leaning more towards selling and upgrading if the numbers make sense.

How can one scale your REI. I have a few multi-units, is it better to sell and get one big apartment complex? 1031 exchange? Thoughts, advice highly recommended.

Hey Patrick,

Thank You for your reply, yes the umbrella policy was just an option and I agree that I may be asking this in the wrong section. Yes, I actively am managing the units, financing with a bank.

Thanks

If you have a few multi-plexes (4 units), is it good to have ONE LLC and have those multi-plexes under that LLC? Is LLC for commercial units (4+)? Getting an umbrella policy would be cheaper than an LLC for the 4 units? Any advise would help.

Thanks
