Hi, I'm new to handling section 8 renters. We have a place that we have some section 8 applicants and I'm wondering since the rental subsidy voucher is only under one of the renter's name, does the other tenants who are 18 and up be subject to the same screening process credit + background check as the main tenant who will be paying rent from the voucher?

I have a single family home in California. It seems I have 3 master tenants on the original lease. One of the master tenant has moved out. And the remaining two master tenants wants to continue with the original lease. One of the two master tenant found another person to alleviate them with the rent so they can continue to split it three ways. As the landlord can I continue to keep the current lease as is with now only two master tenants? Or am I obligated to add the new person as a master tenant to the original lease? Ideally I just want the new person as a subtenant have that person work things out between the master tenants in a form of subletting. I don't wish to add anyone else to the original lease. Is that possible? Thank you!

Hi, I'm new to BiggerPockets. Recently I had the following work done at a property:  1) install security screws for existing kitchen faucet 2) adjust deadbolt on a door 3) replace (2) outdoor lights and light bulb (4) replace 3 smoke detector batteries (5) install a spring for screen door (6) install a blind in the living room. 

This is my first time soliciting for a handyman and the job came out to $500 labor and material. I'm not handy myself and don't have the expertise and this is my first time working with an outside vendor. Can anyone tell me if they find these charges reasonable as I am unfamiliar with the going rates of handyman services? The handyman is very responsive and reliable and does great work, but I also want to know if I am paying a reasonable amount. It sounded like the job took a full day or not 3-4 hours. I wasn't present at the time. Any feedback would be much appreciated.
