I have one investment property in California. My tenant is now two months behind. You may ask, how? I've been on multiple short term work assignments and currently in Hawaii. She has been sending me post dated checks, and they bounce. She sends new checks and by the time they arrive it takes several weeks and those are post dated further!!! I've been too lenient, she told me 4 months ago she had a brain tumor and had surgery. Several checks have bounced in the past, and she was always prompt with resolving. Now her contact numbers have been disconnected and she no longer is employees. I contacted her employer. I am seeking eviction process assistance in California and possible property manager recommendations! The property is in Temecula,CA Any information that would be helpful beyond what I can locate on Google. Mahalo!

What are the terms on the current tenant? 

What is the property managers % & how is current working relationship?

What improvements were recently completed?

Is your asking price the 35K, as in your original post? Or 45K?

How large is the lot & how is the rental market in the area? Check to see what the zoning law is for the property. If I were in your position I would want to build (multi family), then hold and build up that cash flow! Is it in a vacation destination spot? Vacation Rentals provide great cash flow! Good luck!
Good for you! I purchased my first property almost 5 years ago, at 21. I held onto it and rented rooms, then moved on to other states so I rented to a family. I live in Hawaii now, the property is in So. Cal and I manage it remotely. Never paid a penny toward my mortgage and luckily no issues thus far! I've been an unsubscribe lurker on BP for quite some time, but unfortunately don't have the wealth of knowledge and experience others have to give you full advice, but I'll tell you what I would do! If I where in your situation (at your age), I'd invest in a cash flow property and hold on as long as you can. Multi family would be great! There is PM to be found, then you can refi if the numbers work for a bank in 12+ months. I've never successfully found PM, but home to soon! I do know this-don't place the property in your name, start an LLC. Start building a portfolio of properties and retire early! ??Good luck buddy, hope all works out!
