I don't know a lot about real estate prices in other parts of the country but it's extremely affordable here! That's why we have so many transplants from other states. And out-of-state investors!

Check out this article which touches on that very subject. Essentially, current scoring models treat multiple inquiries in a short time as one inquiry.

However, you could always cultivate private funding sources which don't require a credit check.

My wife and I use erentpayment.com
Super easy to set up. You can do it for your tenant or they can create their own profile. Allows for automatic or manual payments. You can also send payments back to your tenant like security deposits.

It costs $3 per transaction but we are happy to pay it if the tenant sets up an automatic transfer.

My wife and I use http://www.pdfescape.com/ for editing PDFs.

Create a free account and then upload a pdf. It allows you to type anywhere in it and then save the result as a new pdf.

We used it a lot on our last project for creating professional looking leases/applications.

Wow, that's some serious change.
With that kind of money coming in, you could buy a rental property per month in my area. If you aren't able to personally work the deals, I would find someone to partner up with.
The other alternative is the one already mentioned: work with a hard money lender to loan out some of that cash. You could probably earn a good return but in my area, the yields are higher for the borrower :)
