Good Afternoon fellow BiggerPockets users!

My name is Nathan and I own free and clear a small portfolio of single family rental properties in and around Philadelphia. I have over five rented cash flowing single family houses and was wondering if anyone knew of a lender that would lend on it with terms of 30 year amortization, under around 5%, and non recourse.

Hello fellow Bigger Pockets users! I currently need builders risk insurance for about two months on a property that I am rehabbing in North Philly. Would anyone have any recommendations who can write a policy for me? 

@Rivy S. True that now it may be difficult for you to send your children to Yeshiva, work full time and invest in this real estate thing. Think about what it costs us to marry our children off today, you may not be living in Brooklyn but regardless especially when it comes to girls it's just super expensive. I would say do whatever you can to juggle your family, career and investments; Shabbos is for your family. Ultimately when it comes time for you to pay for Chasunas you will see it was well worth the investment now.

I'm looking at purchasing my first single family home in Philadelphia using all cash (approximately 75k). Once I do so how do I go about refinancing and getting my money out say once it's rented and cash flowing?
