We owe $175k - $150 is how much our mortgage would decrease after refi not necessarily what we would cash flow (not sure how much we would list to rent yet).

While in the process of refinancing our primary residence we made an offer on a house that was accepted. We would like to keep our current house as an investment home. My question is should we cancel our refi and try to get it rented first then refi after? The refi will save about $150 per month on our mortgage, but if we don't get the price we want each month for our rental we could potentially sell while the market is hot.

We are needing to purchase a vehicle and would also like to purchase a home and/or rental property in the next 18 months (especially if the market dips). I have had several people say take your cash reserves and purchase the vehicle outright and then replenish your reserves. However, if we can get a automobile loan for 3.99% (ideally 2% or less) or less and keep the cash on hand for down payment of a property what would be the better option? Cash down on the vehicle or save it, take out an auto loan, and keep it for a down payment?
