My wife and I are looking to purchase our first investment property.  We have the cash for 15% to 20% down however would rather get a little more creative and minimize the amount of money we have to put down.

Does anyone have some creative ways they have done this that they would be willing to share?

I'm a commercial real estate advisor in Austin, Tx that specializes in helping businesses find and negotiate commercial space (office, retail, warehouse) for lease or sale. 

I'm married with 2 crazy kids. I love real estate and have helped over 400 companies lease or purchase properties however have not purchased my own investment properties yet. That is my goal!

Ideally I would like to team up with a couple of people to invest in properties
