Thought I'd stop in and say hi, I'm a professional bookkeeper with experience working with properties.

I've built an LLC in Washington, I went to the Secratary of State Washington website. You need to make sure the name you want is free, then there is several questions to answer and you have to set up someone as the agent. In Washington, there is a 200 fee to get it started, plus an annual fee to keep it current. You will need to see the requirements that your state requires, but it was relatively easy for me to do.

I would recommend setting up a system to record reciepts. Hubdocs is one of my favorites, then there is receipt manager as well.
