 5% down at offer, 5% down at acceptance, 13% HST not included, archeological surveys, and the right to rescind acceptance after sixty days. Sounds like a nightmare, but nonetheless, the property is incredibly valuable. 

Is this common for all Infrastructure Ontario properties for sale? Has Infrastructure Ontario ever rescinded an acceptance offer? Do most Infrastructure Ontario properties sell for the listing values? Will Infrastructure Ontario counter an offer received? Are you familiar with archeological studies? Is there a way to expedite archeological studies (or, do third parties burn the government for all they can and drag out the process?)?

My wife and I are considering purchasing land from Infrastructure Ontario. Might you have any experience or information about buying land from Infrastructure Ontario? After reading through a 36 page Agreement for Purchase and Sale, my wife and I are concerned. Any information would be helpful!
