@Jerry Shen Thanks for that reply I've heard from a lot of people that are feeling the same way. 

Do you have any recommendations on how to hold my liquid assets? Currently I am holding mutual funds and EFTs but I was under the impression that, when expecting a downturn, or correction, something less volatile might be more appropriate. Thoughts?

Thanks all for your opinions, they closely match my own but I was trying to be open-minded. The truth is if I am going to live there too then I don’t know that I like these neighborhoods. Thanks again!

@Craig Curelop Thanks for the advice Craig! I was not aware of this mainly because I also know people doing this. Definitely changes the dynamic on making the rent work to cover/mostly cover the mortgage. Thanks again!

Looking at buying a SFR in Denver to use as a house hack, renting out bedrooms to cover the mortgage. Have looked in several areas but was curious as to opinions on the neighborhoods surrounding the East Colfax corridor, specifically East of about Monaco.

Specifically I am looking at a property South of Anschultz Medical Campus, just South of Colfax and West of 225, and was interested in hearing opinions, not just on this neighborhood but everything in between.

Anyone have a place near here and rent? I'd imagine getting medical staff/students is fairly easy as you get in close proximity to the campus, but I also know that some of these neighborhoods bring mixed opinions. Would love to have a discussion on this area.

I am also new to the REI game so just my opinion without a lot of experience backing it up, but if you buy one at a time, and then take time to evaluate what you liked/didn't like about each deal, you can continue to learn and shape each deal in a way that better suits what you're trying to accomplish, as well as really learn the market well and network with people as you work through your deals. Feel free to reach out anytime, it might be beneficial for both of us to bounce ideas off one another.

@Seth Lindaman hey Seth welcome to BP. I am new to the community as well but my goal is to get a house hack as well to start out. I'd be interested to hear about what you're looking for in terms of location, bedrooms, SFR or multi, etc.

@Kevin Grinstead Hi Kevin, thanks for the warm welcome! I think you and Bill make great points and it's something I had considered previously. I think the requirements I set for myself would require a mortgage that we be difficult to afford on my own, and I would be reliant on getting roommates in. Obviously there is an uncertainty/fear that goes along with this if I were unable to get those roommates. I plan on using the tools here on BP to do some better research/analysis and find something that makes good financial sense. What are your feeling considering the market conditions? With so many places going now off the market in days, over asking, with multiple offers, is this the right time to invest in this market?

@Bill S. Thanks for the welcome. I think you make a valid point and perhaps I have been a bit too picky to see great opportunities. I will definitely take this into consideration as I continue looking going forward. Concerning your comment regarding my requirements, can you explain what you mean by that a bit more? Are you simply suggesting I should be open to more neighborhoods, and condition of the property upon move in? Admittedly I have been looking for something relatively well updated in order to get roommates in right away and have not been open to the idea of fixing a place up beforehand I try to get roomattes moved in. Thanks again for your welcome and you're thoughts on my situation!
