Post: Apartment deal options - which would you choose?

Hello everyone, I’ve been analyzing deals on apartment buildings and two of them have caught my eye and I’d like your opinions on them!

1. Purchase price 2,800,000

- 18 units (mostly 2 br)

-cap rate 7.7%

-gross rental income 302,400

-NOI 215,312

2. Purchase price 900,000

- 18 units (12 are 1 bed , 6 are 2 bed)

- cap rate 10.4%

- Gross rental income ~140,000

- NOI 83,600

The first one is near a major college campus, so tenants are most likely students, the second property recently reached stabilization. I think both are interesting for their own reasons. I’d also like to mention I’m assessing these as bringing “hustle” into a deal. I’m new into investing but have experience in financial analysis and reducing costs in an engineering role.

@Ashley Gish my wife and I are in the same position. We started working 9-5s with 180k in student loans. In 2.5 years we have knocked that down to approx. 120k and managed to purchase a condo in that time too. We’re currently assessing whether we should

A. Sell the condo to purchase a home (same or cheaper monthly payment)

B. Hold condo to rent and purchase or rent our next living space.

C. Sell condo and attempt to find a multifamily investment

In the meantime we’ve been looking at paying off our loans quicker, or refinancing on a lower rate and extending the payoff period to build capital quicker towards a rental property.

Hello BP! My name is Nathan Norway, and my wife and I are eager to start our real estate investing journey.

My wife and I purchased our first property back in 2017 and we are gearing up to turn it into a rental and get our next house to repeat the process!

We’re located in the metro Detroit area and are interested in networking through meet-ups and events so I’m interested to know what and who is out there in the metro Detroit area.
