I  live in Tulsa, and think it is a great place to live! The market for investing is not quite as hot as the Dallas market from what I understand, although the weather is not quite as warm as Dallas. I am an agent as well, and two of the homes that I am working with buyers on are flips. 

I would love to answer any questions you have about the area, whether from an investing standpoint, or just general questions about what your family could expect if you moved here.

Here is a link for another thread on BP regarding it. There seems (or seemed) to be a lot of controversy surrounding it. I followed this thread for a while because I like the idea of investments with a positive social impact. This thread became a little to dramatic for me so I stopped following it. There is A TON of good info in there though. I'd love to hear your thoughts once you've read through this. Enjoy!

 Good morning Tracy, I recently contacted OREC regarding property management here in Oklahoma. I was told that you could manage your own property, or be employed by an individual or entity to manage properties. It was my understanding the difference was employment versus contract labor. Is this accurate information, or did I talk to the wrong person? Other than the regulation stating that you had to be or work for a broker I couldn't find much regarding this on the OREC website, so I called. But, I didn't get a reference to an actual regulation so now I'm worried that I don't fully understand the laws. I'm just starting out, so I would greatly appreciate any information you could provide. Thanks!

Hello Lian, welcome to BP! I'm a new investor myself and I'm in the same boat that you are. As both James and Preston have mentioned above, the podcasts are a great way to start building your knowledge. There are also some local meet ups in the Tulsa area. There is one group that is coordinated on BP, however, it is not sponsored by BP. The link for the last meet-up, which has already passed, is below:

There is also a Tulsa area REIA (Real Estate Investment Association) that meets up the second Thursday of each month, but they have various meetings throughout the month. You can find more information on them in the link below:

I have attended one local REIA meeting and found it extremely informative. They had a speaker from Denver talk on contracts with contractors. They also provide ample time to meet with other investors to network. I have not attended the luncheon, but plan to soon.

I found out at the last meeting that the "host" on the page has recently passed, and the new "host" does not have access to the website to update any changes. I only bring this up because the address was changed the last time I went. The new "host" posted the new location in the comments section, his name was Robert. So pay attention to the comments to be sure that you are up to date on any changes that may occur. The link says that there is a $20 fee, but that is waved for first time visitors. However, I didn't notice anyone collecting dues, so that may have changed as well. 

I'll end by saying that there is a ton of information that can be attained from BP. The forums, podcasts, webinars, and blogs have so much information that can be utilized. From my brief experience everyone is extremely helpful. So don't limit your interaction to the local area. There is a ton of knowledge that can be found on this website as well.

Hey Christopher, I am new to BP, but I've lived in Tulsa my whole life (minus 6 years spent in the Navy), and my business partner currently lives in Broken Arrow. I'm still learning about REI, but I can say that James' recommendations are pretty accurate. The North side of Tulsa has plenty of available properties, but is definitely not the class that you are looking for.

I was able to find some labor statistics for both Tulsa and Broken Arrow. I'm not sure if this is the information that you are looking for, but I'm sure that it will be useful. The links are below:
