Hi BiggerPockets crew! I've got a unit under lease and want to begin game planning for kitchen and bathroom (2) remodels in the future. Wondering if anyone has any thoughts on how to go about forecasting costs and or determining $'s to set aside for the improvements. Any insight is greatly appreciated

@Andrew Herrig If you don't mind me asking, what is the sqft for your most recently rented condo? Price/sqft seems to be all over the place specifically in the area.

Zillow Rent Zestimate: $1650

Rentometer Mean / Median: $1581 / $1599

Has any found this information to be slightly misleading? Rentometer only asks for bedrooms and seems to be missing key data?

Hi all,

New investor in the DFW area and recently put a 2bd/2ba condo up for rent in the 75206 zip code 30 days ago ($1700/mo). Having trouble getting traction on finding leads--have a sign with information up on busy street, ads posted on Craigslist, Zillow,  etc. Had 2 quick questions I'm hoping someone might have some insight into:

1. Is there a posting site specific to DFW that I may be missing?

2. In your opinion, what is the best source to find rental rate data specific to the DFW area? (first instinct is the rent per month is over priced?)

Any help is greatly appreciated. Thanks.

I had a sample taken and tested and it came back positive for asbestos. 

The concrete patch work was done on top of the black mastic. Based on talking with a few people it sounds like my only option is to chip up the patch and have an abatement company come out to remove the asbestos underneath the patch.

Hi all,

Looking for some advice on a flooring issue. Recently purchased a 1400 sqft. 2nd floor condo in Dallas that was in serious need of new flooring. I ripped up the old laminate flooring and when it came time to install there were cracks in the concrete sub-floor--it appears there was some patch work done--that looks to be the result of asbestos.

I'm looking to see if anyone has encounter a problem similar to this in the past and see what options I have.

Any thoughts or insight would be greatly appreciated. Thanks in advance!
