I have a property that is willing to sign under my contract but once I looked at the county assessed price,  the numbers are way off should I walk away or keep pursuing it 

County Assessed price $345,100.00

Zillow price: $611,493.00

Property owner wants: $800,000 

Thanks Ned Carey for the feedback I actually have an strategy and based on the comments and your information I'm doing everything right I was just seeking information and strategies I haven't already tried yet. I guess I just gotta trust the process 

Thank you I've currently already did all the suggestions that you guys offered but still no serious buyers. I have the contract written to if I dont find a buyer in a certain amount of time the contract is terminated or extend it for a new marketing strategy
