We're looking for some recommendations for a good self performing contractor in Pittsburgh. We're trying to finish up a home renovation in Mt. Washington that so far is about 40% complete. Financing has been secured using a Conventional HomeStyles Renovation Loan so the the contractor will need to be able to get bank approval of finances and background to qualify. Detailed drawings are available for the project including plans, sections, elevations, details and power plans. My wife and I are trying to wrap this up so we can move into our home with our one year old baby.

We recently purchased a single family home in Pittsburgh through the conventional Homestyles Renovation Loan. Our contractor, as recommended by Union Home Mortgage, has received the third disbursement and notified us he won't be finishing. We speculate a gross mismanagement of funds as well as underlying criminal activity. They have received about 60% of the funds and have completed 30% of the Scope. We are owed a significant amount of work/materials or money. Looking for a local atty specializing in Home Improvement Consumer Protection Act. Thank you!

I am looking for multi's 4 units and under with a garage. 3 or 4 would be ideal but I'm open to a duplex if the numbers make sense. We're not committed to a particular neighborhood but a strong rental market and local walkable amenities are important. So far I have started looking in Bellevue, Regent Square, Troy Hill, Polish Hill, Ben Avon, Dormont, West View, Uptown, Mt. Washington, Lawrenceville, etc. My wife works in robinson and i work in RIDC park so somewhere in between would be ideal.

I am a soon to be first time investor looking to jump into 'House Hacking' and 'rent to own' properties while I maintain my full time job as an architect at a contracting company. I want to 'house hack' to build savings to buy a larger home in around 3 years and continue to lease and acquire additional investment properties. Eventually I want to transition to full time flipping and buy and hold once I build up a solid enough portfolio. I am hungry for knowledge and have several friends who have successfully navigated the treacherous REI world. With my architecture background and keen entrepreneurial spirit I know I will make a great investor I just have to get the ball rolling!
