@Brandon Ribeiro can you carry the mortgage on your own if necessary? You said yourself that it was a 3/2, that you'd be house-hacking, and that everything looks great. No disrespect to the previous reply but I think your situation is different; he was talking about multi-units (where inspections can be tricky due to tenancy) and you seem to be talking about a duplex or SFH that you can rent rooms to (apologies if I'm wrong). My point is that the previous replier aired some very salient and smart concerns but I'm not sure they all apply. If the mechanicals of the home (plumbing, electrical, roof, and HVAC) are all centralized to a single unit, I think your home inspector stands a much better chance of spotting an issue as opposed to a multi-unit with multiple independent systems that may or may not be accessible due to tenants. As for closing costs, try to push the closing date until you have the funds available? Can you get first month's rent from your roommates ahead of time? It sounds silly but I've always struggled more with down payment, I guess I just lump them all together in my head when I go to closing.

@Jim K. That's pretty dark. Why spend that much time, thought, and energy trying to ruin someone else's life, rather than spending it to improve your own (and your family's, if applicable) quality of life?

@Lee S. I think it is because they don't play habitually, so aren't aware until the jackpot is large enough that they hear about it through word of mouth or the media. That would be my guess, at least, based purely on my own experience.
