Just got my first Duplex but need a good GC !! My issue is how do i find one ? Does anyone have any recommendations ?

Thank you gentleman! Yes i worked it out that it’s not worth it for 66 months but apparently it’s not approveable without it!

Afternoon All,
Im going for my first investment property a Duplex <100k .

I have 25% to put down 

a great debt to income ratio 

A credit score >640 

I've just been applied for a mortgage and been told its 7.5% with 4 points associated with it. That means 2.5 to me and 2 to the seller.

Is this normal?  Is this fair ?

Morning All, I've been lurking for a while and have been watching all of the videos on here. First Post be gentle

On the example videos of buying your first, second,third property the presenter shows an example property. 

That example property already has CoC/ROI calculated on the screen - where is that option on biggerpockets tools ?

I know i can go to Zillow find a property in the area .

Then check the rent in the rent tool

Then do a property report to get the CoC.

But it seems there might be a simpler way to do this ?  

Or am i missing something ?
