Thanks for your input, Michael!

I will eventually go full-time as soon as my children reach school age. It will be a few years, so I'm hoping that I will be able to utilize this time to learn as much as I can. I'm not in it for money at this point in time, I'm in it for the learning experience and networking.

Hello everyone! I've been lurking for awhile, absorbing information from the forums and reading books for the last few years. I made the decision to get my real estate license in Florida and I am beginning classes this evening. I would be lying if I said I wasn't nervous. I have some questions for some experienced agents in Florida.

1.) How should I go about searching for a broker to work for? Education is my number one priority here. My family can live comfortably off of my wife's income, so I am willing to take my time and learn ethical (and lucrative) practices in this industry. 

2.) Can this be done part-time? I only ask because I am a stay-at-home-dad. My wife and I prefer our children not attend a daycare. I do, however, have family that can watch the kids when needed (as long as its not an all day, everyday occurrence). 

3.) I am in the Tampa area, in Hernando County to be exact. If there are any agents local to me that would be willing to meet with me and chat over coffee or lunch, I would appreciate that greatly.

Hi gang! I have set a goal to purchase my first rental property by the end of this year. I haven't yet sought a preapproval because I think it's a little early, but I have some questions as I have purchased two homes in the past:

I know lenders look for employment history. I have been a stay at home dad for the last two years, just recently returning to work so that my wife could have her time with the kids. With this said, I have very little recent employment history and a lender may be turned off by that.

My goal is to house hack with an FHA. I'm looking for a duplex or a triplex to make this happen. I would still consider a single-family unit, though.

With that said, please give me your advice. I'm really worried about my lack of job history and really trying to figure out how I can secure financing for the property.
