Currently I'm thinking of pooling resources of several landlords in my area to try and patrol properties.
I'm looking for pros and cons. Here are my thoughts so far:

Pros:
Lower crime rate, higher confidence of renters in the future.

Cons:
Slightly higher rent, depending on how many landlords are interested in participating

Of course there's really no way to know ahead of time, but I'm hoping that the small investment in private security will be enough to raise the confidence of renters in the future. Not sure what the numbers come out to be. Looking for comments, concerns or criticisms. Thanks!

I have a real estate investor friend who says that you should shoot for 80% of market price or below for rentals.
How do you establish market price, and how do you get 80% of market price or below?

@Josane Cumandala, thank you for your response. No, I did not have any specific issue with an appraiser or their valuation. Just curious about how to judge them as there's no easy to view rating system for them.
