If you dont mind the drive, Elberton, GA is probably one of the best places to buy granite in the southeast.

Im not entirely sure you need a private eye but it does help to brush up on your own intel gathering skills. I have found out most useful neighborhood info is only common knowledge to the long term residents. I typically ask who owns the property in question or if thats not known, how long it has been vacant. I feel like I have avoided more than a few bad deals this way (and found several more leads).
Cobb County probably holds the most potential for cash flow. There are cash flowing opportunities in Fulton but they may be in neighborhoods where a hands off approach wouldnt work. Also I'd hire a local you trust as a go between for your subcontractors and suppliers. A lot of unethical contractors will hear you are from California and charge you double their usual rate.

We've also been virtual wholesaling for the past three years. The key is to finding someone on the ground who YOU CAN TRUST IMPLICITLY. No other way around it. You must trust them more than a family member. When you find them, it can be a gold mine. 

I've considered using sites like craigslist or fiverr to have people send me addresses, but reliability/quality seems like an issue. How do you go about finding quality boots on the ground?

I would suggest Charleston or Annapolis on the east coast. Olympia, Washington is also beautiful and the town has its own network of walking/biking trails through protected forest area, lots of things to do outdoors.

In my experience, being young, self employed, and not owning a property can limit your borrowing abilities. I've gotten loans that I thought there was no way i could, and I've been denied credit at other places with no explanation. Shop for credit, go to lenders you know first, then try others to see what you can get elsewhere.

Love the thread, I'm looking to relocate to the midwest in the next year if possible. I plan on my first purchase being a 2-4 Unit Multi-Fam in a larger metro-like Detroit, Chicago, or Cleveland. Would love to know what you guys think as far which city is best for cash flow and overall return on investment?

Check out Guerrilla Marketing Weapons by Jay Conrad Levinson, its a short cheap read about every conceivable way he can think of to market products/services. In short, you have to look at the money you spend on marketing as an investment with a ROI.

Also if you find any properties, add me to your list. I'm looking for fixer uppers, no larger than a 4-plex in north jersey, no further south than Somerset/Ocean Co.
