@Account Closed If you were still in search of one, a few that I've found useful are Community Answering Service and Upwork or Stratics Network if you are interested in a ringless voicemail.

@John Hixon Thank you for the extremely insightful message, I wish the best of luck on your first flip. Also, I will look more into the call center route for I feel that will be more useful to myself based on my current situation with school and my internship. Do these call centers vary per state or would you have one that you may recommend I look into?

My city has a public website that includes all properties that have code violations. @Account Closed

After digging deeper it seems that they have no correlation, in that case my target market will be to those code violation properties instead of tax delinquencies. @Account Closed

I'll be marketing to Tax Delinquents and I plan on getting my list from a website that my city has on owners who have code violations @Account Closed

Wow that's great advice @Jose Flores thank you. I'll be sure to implement that before getting started, do you have a system that tracks your leads? For example, the phone calls you get or the amount of times you followed up with that lead?

Hello all! So just a brief background on my position in real estate I've been doing 2 years of paralysis of analysis in understanding the ins and outs of wholesaling. In doing so, I've been to local real estate meetings and partnered up with local real estate investors in grasping a deeper insight on what I can expect. Lately, I've been on biggerpockets podcasts and forums religiously so I can be in the position to minimize my mistakes and not take any big losses financially. Which is my biggest fear of entering this market. I have limited time and finances (for I'm currently in college and working 25 hours a week) to become heavily invested into this business. 

After doing some research I've decided to undergo the Direct Mail approach when I am reaching out to the motivated sellers. Is there any advice that you all may provide to me before I begin my mailing campaign next month? Anything will be greatly appreciated!
