your dollar will go the furthest in Cleveland, just don't fall into the low income trap. The numbers really are too good to be true. 

But with 50K you can get a great Old brooklyn duplex for 130-160k, getting 800-900 per floor with next to no headaches.

A good contractor is worth their weight in gold. 3/4 jobs a property needs are going to be 1-2 hours long, and a simple youtube video explains most of it. If you can replace a faucet/outlet/ lock, install a door, or snake a drain, and show up on time, you'll be overwhelmed with business.

if you work for another handyman for a year or two,or get in good with a local landlord, you'll have all the experience you need for a decent career.

I would definitely reach out to @Michael Magno on here, He's probably the best investor focused realtor in cleveland.

As a property manager and investor, Cleveland has a lot of eccentricities, with different towns and neighborhoods being very different.Some are easier than others. Don't be afraid of the cleveland Lead Clearance requirement,There are grants to cover the costs, and it's easy to pass if you have a solid property.

I'd recommend avoiding the trap of going into low income properties. The numbers look amazing compared to Other cities, but tenant turnover, and the maintenance on 100 year old houses can be tough. Most PMs won't take them.

Lakewood and parma might be more expensive up front, but you'll have far fewer expenses and headaches.

There's a lot of opportunity in my hometown. Feel free to reach out for advice.

I'm considering doing this with my personal house. It hasn't happened yet, but i stopped and talked with all my neighbors first. They appreciated the conversation, and gave a few suggestions. 

Most people are pretty nice if you reach out first. They'll be more supportive if you're there in person too.

realistically 2-3K isn't a huge turnover bill. If they did a full repaint, yardwork and possibly other items, that's not bad.

The fact they won't send receipts/ Pictures is concerning though

I do it based on city. Cleveland proper is very tough to collect on in the courts. So i don't take co-signers there. other townships that are more landlord friendly i will do them. Naturally  The areas with more protections often have more people needing cosigners.

Check with a local real estate attorney, and see how collections go.
