Is it possible the $1100 HOA fees are annual rather than monthly? If its monthly, that seems extremely high.

Glad I found and joined the BP community, only wish I had discovered it when I first had rental properties. I am originally from Michigan and now live in the Albany, NY area with a full-time career in sales and business development. I am a retired Air Force officer and first entered real estate investing about 20 years ago as a reluctant landlord. Over the course of my military career I acquired a condo in the Tacoma, WA area and a single-family home in Tampa, FL and converted both to rentals. Over 10 years of landlording and property management I learned through reading, networking, and lots of mistakes along the way. Now with the wealth of information on BP, I continue to learn and would probably have managed those properties and the eventual sales much differently. Nevertheless, I am now re-energized and looking forward to restarting REI.

My near-term goal is to increase cash-flow through investing in long-term multi-family rentals in Albany, NY or short-term rentals in Saratoga Springs, Lake George or Lake Placid, NY, the Smoky Mountains, or Florida.  Maybe I am looking in too many areas but more specifically I am looking for some creative finance opportunities with seller financing or master lease options. I am interested to network with other investors or agents who operate in these areas or have experience with alternate finance strategies.
