@Doug Pretorius thanks for the insight. This is definitely a unique perspective that I hadn't considered. My thoughts towards real-estate agents has always been that it's all a big game and whoever works the hardest to find and secure the deal gets the reward. Granted, I'm new to this, but I think there's some merit to your point and I'll definitely take it into consideration!

Great info, Payton! Thanks for sharing. My wife and I have decided to stick with just one realtor. He's great with the whole area we're interested in and has a lot of amazing contacts in his network.

Hello, everyone! I'm just starting my journey and wondering how many agents you guys recommend working with? Is it better to have a team of agents, or build up a great relationship with just one realtor? In my mind it makes more sense to work with a team of realtors, but the challenge I can see is that feelings could be hurt if people spend time showing properties to you and you end up buying one from another realtor. This hasn't happened to me personally, but I could see if being an issue in the future. What's the thought on this?

@Duane Gunkler - So, a little background, I got serious about this in June of this year. Currently I'm at the point where I'm just saving money and learning. I have been listening to audiobooks and podcasts and trying to read at least a book a month on the topic. It's getting to the point where some of the stuff I'm reading is getting boring, because I know it and it's ingrained in my head. This is a good thing! This means I'm learning! It's good for this stuff to start to seem mundane, because that's when you feel like you really know something. I still have plenty to learn, but I'm starting to really grasp some of the basics and it feels good. It makes everything less...scary!

Thanks for the encouragement, everyone! I'm very new to this community, but from what I've seen, read, and experienced everyone is so helpful. It feels like such a great place to confide in others and get great information.

@Duane Gunkler, I think this is a great analogy and I really appreciate the encouraging words. I'm reading Brandon Turner's book (The Book on Real Estate Investing) right now and he encourages analyzing two properties per day. I'm going to make it a habit to start doing this on my lunch breaks at work. (Seems more productive than surfing the internet!)

So last night I did my first full property analysis and the home seemed like it might make a decent investment. I spoke with my realtor today and we looked at the property this evening. The property ended up needing a ton of work and ultimately the numbers didn't make sense. I'm really excited, though, because I pulled the trigger on actually going and looking at a property! My wife and I packed up the kids and drove out and looked at it. You know what...? It didn't kill me! I was a bit nervous and definitely out of my comfort zone, but I learned a ton! It was such a neat experience and I'm building a good relationship with my realtor. He's starting to get a feel for what I'm looking for. He even told me about a house we can look at soon that's not even on the market yet!

I just wanted to share this experience and milestone. Maybe it will inspire someone who's nervous to pull the trigger on even looking at a property!

Thanks for reading about my small success! I kind of had a crappy day, so this experience helped pull me through it.
