I have spoken to a few different lenders, some local banks and credit unions. They have recommended I wait until the end of my lease as well. I haven't started the pre-approval process because I didn't want to ding my credit before I was sure I'm going to go out and make a purchase. I've saved about 14k, have no debts, and a credit score of about 789. Every time I've inquired about pre-qualification instead of pre-approval I've been informed that they only do hard checks, which i'm okay with but not sure if it is necessary given the time frame.

I imagine I can use google to search for state laws on landlord/tenant issues?

Hello,

I recently joined biggerpockets and have been really excited about getting into real estate investing. I've started looking at multifamily homes with the idea that I can do a house hack. I have about 14,000 saved away and was thinking of doing an FHA loan to fund my first purchase. However, I'm currently renting an apartment and I am under lease until September 2020. I was reading the lease and in order to terminate early, which I would need to do in order to live in the mfr I'd buy, they want 75% of the remaining lease amount. Currently that would amount to around 7600. Now the goal behind the house hack is to eliminate or reduce my largest budget expense(housing). So I understand I wouldn't necessarily need to move if I can figure out a deal where I can cash flow the property without needing to live there. If I do that though, I don't see how i'd afford a down payment at the higher percentage. Should I just continue saving for a larger down payment and look at purchasing once my lease is closer to ending or is there a way to still make this work with the constraints I'm under?

@Michael Oliver Yeah, I took a look at the list provided by @William Hochstedler based on the cost and the flexible hours I think Stringham will be a better option than the owatc even though their program also qualifies under Utah state law. Just out of curiosity where did you go to high school? Feel free to PM me that info if it's something you don't want to shout out, but I recall a Michael Oliver from when I was in junior high/high school. Could be coincidence but stranger things have happened and it's not like Utah is that big of a place.

Thanks for clearing up the fact that there are state required hours. I also didn't know about Stringham, it seems like they would be a preferable choice. Not only do they offer the courses online but I believe the overall cost would be lower as well.

I went and had my photo taken professionally last week but I'm still waiting to receive said photos. Until then I've decided to go with this little Irishman. I should have my own picture up by Wednesday of next week.

Hello Biggerpockets,

I recently stopped by the local tech college and inquired after their real estate program. I guess they teach a class that prepares you to take your real estate exam. Is taking a course like that recommended or would I be able to learn what I need to pass that exam through online study and resources available on biggerpockets? Part of the reason I wonder is that their course is set to a specific time and days of the week. I work night shift from 11pm to 7am, I typically sleep from about 2pm to 9:30pm, and the course would take place at 6pm-10pm, I'd be willing to shift my sleeping schedule in order to obtain my goals but it's not something that I'd be super enthusiastic about since I've attempted to sleep right after work is over and it hasn't gone over well before.

I went and had my picture taken for a professional head shot last week but I'm still waiting on the photos to be developed. I figured it would be best to include something other than the stock person image, and yes I do have an epic fire beard.

I'm glad you enjoyed the intro. I'm not the most articulate individual but I'd like to think that I'm well read. It occurred to me after we spoke that I wouldn't neccesarily need a multifamily home to cancel out the rent where we live now. If I were to buy a single family and rent it out, while still finishing up our lease it could effectively serve the same purpose.
