We have a resource that allows you to rent-to-own properties. They'll buy the home then give you an option to purchase each year for 5 years. Is this similar to what you're looking for?

What city is this home in? Is there high demand for a higher end rental in that city? I would also recommend doing an analysis to see what all of your options would be between buying and selling. If you sell maybe you end up with $100k and if you rent maybe you'll cashflow 1k a month after expenses (I'm really just guestimating these numbers, but the exact numbers arent as important right now). You then have to decide what fits your investing style and lifestyle more, you could sell and use the money to brrrr, or buy a turnkey investment or you can keep it and use the cashflow for other things. Post: Sheriff's Sale Conundrum

I know that time is short but I have found a property that will be at a sheriff's sale in a few weeks with a starting bid of around $20k. The property was assessed at $48k last year and will probably need to be renovated before anyone would want to live in it. The average property in the area is around $180k and great for renting. I figure I could sell the house to an investor for a pretty decent profit. My issue is that at the moment I could only cover the 10% upfront cost of the house and would have to finance the other 90% somehow. Any advice on how I could make this deal work?

Thank you guys! @Adam Hoffer I'm going to viterbo and they will make me pay to live on campus for my first two years so I could try to house hack but I would have this large expense to pay off and I would probably end up negative. I have a couple of thousand dollars saved to help with getting started and I will also try to pick up a part-time job. For wholesaling, I would probably start off going door to door until I can get a deal to go through then invest that money into something more pricey like direct mail marketing.

I'm 18 and moving into the La Crosse area for college soon. I have little to no capital and credit. I am required to live on campus for my first two years at school. I would like to start making money in real estate as soon as possible. It seems like my best option is to try and wholesale but I was wondering if there was another method that I should try instead.

I would give leases to mirror the school year. Hopefully, I would be able to get one or students in the summer months to pay off the mortgage, if not I could save 10% for vacancy instead of 5%.

I'm just getting into real estate and I'm trying to do student rentals as well as house hack. I'm starting my freshman year in college and the best look property in my area is a $130,000 duplex that rents out for 1,350 monthly, the owner pays utilities, and has a detached garage. Each apartment has three bedrooms and one bathroom and to room at my college is about $600 a month not including food. Would it be a good idea for me to buy this property and try to have students pay $300-$400 monthly per room then eventually turn the garage into a studio apartment? I also would have to figure out how to get the current tenants out to make room for the students.
