@Scott Anderson What was the REIA you're referring to? What was your experience there? I'm planning to check out the Dogtown meetup in May, but I've heard that the majority of the meetups in the area are geared toward selling guru programs. If you find any meetups that are legitimate, please share!!!

Hey, St Louis investors - do any of you have familiarity with different areas/neighborhoods of St Louis and St Charles county rental markets? I am wanting to get into SFR rentals in these areas, and I'm curious whether there are any areas that should be avoided due to overbearing anti-landlord rules/occupancy requirements, etc that would make it challenging to rent out a property. From what I understand, Missouri is generally more landlord friendly than Illinois.

Hey Kaleb.  I'm in the same boat you are, in the process of trying to purchase my first investment property.  It seems that competition these days is very strong, so it will be challenging to get in as a newbie.  Good luck, and I hope you find success.

Hey Daniel! Good to see other newbie investors on here, I hope my advice is meaningful. I see you are interested in other markets. I'm from St. Louis (which is how I was directed to your comment) - I feel like there are some good investing opportunities in St. Louis and other midwest areas. I've also seen other comments on here, and heard BP podcast interviewees state that there are similar ROI (although possibly more expensive) opportunities in the suburban areas on the west coast, perhaps 20, 50 or 100 miles from the main city centers where property values have reached black hole space age epic astronomical proportions. Depending on your strategy, I would seriously consider looking within a few hours of home before looking halfway across the country. I'm personally in the same boat as you looking to get started, and being close to home is a big plus, as it is much easier to keep tabs on things when they are easily accessible.

Good to see all these responses.  I've been listening to bigger pockets podcasts like crazy...these things are incredible - there is such a vast array of possibilities in real estate that I never knew!  Absolutely fascinating!!!  I've been doing a lot of planning, with action lists that I make sure and take care of weekly.  This thing is time consuming, but rewarding.  I think I may have a mild obsession with RE haha.

@Scott Anderson - I'm still super green (and I'm not sure this is the place to have this conversation) but I'd say that the number one is attorney, and number two is RE tax pro.  Contractors will take some trial and error, unless you're lucky or have alot of friends in the biz already.  I'm expecting to count on this anyway.

Thanks for the welcome everyone.  It's good to see that there are folks having success investing in the St. Louis area.  I'm currently working on analyzing a few areas in the St. Louis region to invest in.  It looks like there is a fair amount of interest in south city on the forum here.

I am a civil engineer by background and I currently work for a consulting company based Tampa, FL. I think that real estate could be a real boon to my financial security in retirement. I'm planning to start investing locally in the next couple of months or so, and Bigger Pockets seems like it has a lot of resources for people like me. I'm wanting my main focus to be on buy and hold properties, but I also see a strong potential in fix and flip as well, so I guess we will see where the road takes me. I just wanted to introduce myself to start out, so I guess happy investing everyone!
