I also stopped using RentRedi.  Their platform is very glitchy and they overcharge for posting on Zillow/Trulia.  I also listed properties that were supposed to cross list to Zillow/Trulia but would not show up.  Yet RentRedi would bill me anyway and I would have to request this money back.  Also I am highly suspect of a company that would use an endorsement on their hope page of the controversial author Regina Jackson, whose claim to fame is hosting expensive workshops and writing books that claim all white people are racists.  She appears in the documentary "Am I a Racist" and it is not flattering.

Hi Lauren, as others have said Boise is a great place but a tough market for cash flow these days. I have been investing in long-term rentals here for 20 years.  I just put two long-term rental properties on the market that we rehabbed in desirable area of West End Boise and demand is a little lower than expected. The rental market is softer than it has been in years.  There are a lot of rental units available and prices are coming down. I suspect that short term rental returns have declined due to oversupply and some short-term rental owners are switching their properties over to long-term rentals. If some of these owners decide to sell there may be more opportunities to buy properties at lower prices over the next year.  Boise continues to grow so, this excess supply of rentals will be absorbed over time. Hi Chris, thanks for the response.  I am using RentRedi now and they will let you upload a lease that is accepted and agreed to by the tenant.  But the RentRedi helpdesk said the lease had to be completed when uploaded to my account. I will check out the other suggestions you provide.  Thanks, appreciate your help.  Nate

There are a range of available services online (Adobe, DocuSign, Authentisign) for turning a lease into a PDF with text boxes and signature blocks for tenants.  Any recommendations on the best and most cost effective service?  Also want to be sure the signature will be upheld under Idaho law.  Thanks in advance for any suggestions.
