Hi everyone, 

My name is Nate - I'm currently in search of a triplex in the downtown Indianapolis market (preferably anything south of Fall Creek Place and between Capitol and Sherman, no further south than Raymond). 

Beyond that, I'm also in the market for a 3br house (ideally 3br 3ba) in the downtown Indianapolis market (within the same parameters as above), in-need-of or already renovated, under $300k.

I'm ready to buy with a quick closing possible.  Let me know if you (or someone you know) would have something available!

Hello! 

We are ready to put in an offer on our first house, but we need to be sure that there are contingencies in place, specifically an inspection clause that lets us out and guarantees our earnest money back.

Is there a specific verbiage we should include in the offer, or is all of that negotiated once the offer is accepted?  If those conditions occur within the offer, how should we phrase it?

Kamil,

From my perspective as a new investor, I would like many of the same features that BiggerPockets has - specifically, the various calculators.   My business could be incredibly more efficient if I was able to run one of those calculations on the go, rather than having to sit down in front of my laptop for every property.  

Also, ideally, it would have integration with Trulia/Zillow/Realtor, giving real time, geographically based listings.  I drive for dollars frequently, and I am consistantly hopping between apps and my notes page and biggerpockets.com.  An all-inclusive streamlined app needs to be brought to market.

I've used Evernote in the past. It's a fantastic all-around app, but I suppose I am looking for something less "general", and more REI specific. Thanks anyways!

Hello, everyone!

Tomorrow morning, I am walking three separate triplexes, and I know I am going to need to take down a lot of notes and receive a lot of information.

Does any seasoned investor have an app they consistently use to take notes when viewing a property?  I think there is a massive chance to create one if there isn't.

Hello!

I am currently a college student in the Indianapolis area.  I've read the article  "How to Pay For College Using Real Estate: A Definitive Guide", and I've found two or three incredible deals in the Indianapolis area.  


Being 20 years old, I do not have financing behind me.  I know I could go out and get a traditional mortgage on these homes, but I'd rather do investing with a partner and split the profits.  I'd be lying if I said I wasn't a bit scared to start on this journey, but I am a businessman, and this fear is what drives me.  

I am looking for somebody that I could turn to with any questions and that could guide me along the way.  Remember, whoever I partner with WILL BE MAKING MONEY AS WELL.  I also own and run a multimedia marketing company, and would be more than willing to help with any marketing issues you may have.

I'm not new to entrepreneurship - I am new to Real Estate Investing.  If anybody would like to meet up or chat over skype/facetime, please message me back and we'll be in business soon.
