If you're looking for off-market properties at wholesale prices in Kansas City and surrounding towns reach out to me.  I have a steady flow of properties and there's plenty of margin for equity after fixes are done.  Some properties are full rehab and others are just cosmetic.  Cash buyers are King in my book.  So contact me and I'll share the deals directly to you.

Hi Kate, there are plenty of great suggestions in the thread already as to what you can do with the $3500, so I'll suggest something different.  Invest it in yourself.  You mentioned that you're going into full-time investing.  You could use the funds to set up your investing company and build face to face relationships with people you'll need for your investing business.  Having been in the real estate industry you probably know a lot of investors and industry professionals already, but do they know you're going to be investing?  Spread the word, the opportunities will present themselves.  You'll have your finger on the pulse once the time comes to go full-time

I agree Craig, this was a topic of conversation at a recent BBQ prior to hearing the podcast by Natali Morris.  Some couldn't see the benefit of teaching this to our children in school.  I in fact believe it's exactly one of the main reasons we send our children to school, so that they may learn how to be productive and effective adults and navigate their financial lives.  40hrs per week for 40 years is nothing to get excited about.
