I'm looking for good commercial lenders for the Memphis area. Would prefer 80% LTV if possible. Any suggestions?

I am looking for a contractor in Memphis who has reasonable prices and is willing to work with a wholesaler. I need someone who can give me accurate rehab estimates on homes for a flat fee. Any recommendations? Thanks

Hey guys, I got lead through my website and it's a SFR currently renting at $900+. The owner wants to sell because she's tired of dealing with tenants and landlording in general. The comps come back around $89k and she owes $65k. She's asking to pay her what she owes for the property. There are basically no real repairs that need to be made. I'm really a wholesaler, and fairly new, so I was wondering what I should do in this situation. Should I put it under contract for $65k and try and sell it for a little more, or Is it not really a deal? Any other alternatives? Thanks
