This may throw a wrinkle in the conversation, but what if you own an investment property that's been rented for years, say a run down duplex.  Tear it down, build 2 new townhouses and sell them individually.  Capital gains, or ordinary?

Considering selling my fourplex in SE Portland just a few blocks off of Division, one of the hottest neighborhoods in Portland.  The property is a double lot, three story building with an unfinished basement that runs the length of the property.

I'm looking to purchase a multi-family in Portland Oregon for 550K and will need funds for 3-6 months in order to lock it in.  Ideally, I'd be paying 10-12% interest-only for that period.  I have a decent amount of reserves to cover any interest costs.

I suppose they don't need to be a Portland based lender, but the property I'm looking to use the funds for is in Portland.  Sorry for the lack of clarity.
