Thank you very, very much for your time and detailed response. That triplex is actually 2 blocks away from Kilbourn Park, so east of Holton.
I have definitely seen some tough triplexes with an attempt at using the attic. And thank you as well for an estimate on the garage. I will not have the cashflow to support such a large investment for a while.
Everything is telling me that patience will pay off for my first place. My current plan is to pick the location and wait for the house. Thanks again for your amazing insight Marcus

Thoughts on buying your first property west of the river in Milwaukee? I found a decent triplex that makes sense (will cashflow $100 with me living/managing) but will need a new garage eventually.
I have primarily looked east of the river, but I need a place to live in 4 months and I’m sick of paying someone else’s mortgage!
Any and all advice on the garage, location, or lower income first property is greatly appreciated!

@JD Martin thank you for the response! Just some tips on how to handle the turnover, maintenance, etc. I am a bit concerned about college students being the main tenants as there is no longevity in the students staying. I am also concerned about not filling a vacancy in the beginning of the semester in which I would think it’s harder to find a tenant.
Also I wonder your take on it being the first investment property that I will take on.
@Chris Gantz Thank you for your thoughtful response. I really appreciate the advice, and I will definitely reach out once I get a better feel for what exactly I am attempting to achieve. I will be graduating in May and moving to Milwaukee in June to start my new job, so I was looking to buy a property and gain experience with managing it. I do not have much experience but I am looking to expand my knowledge in any way possible and I'm very happy to connect!
@Will Gaston I appreciate you linking that thread. That is very helpful and I will be sure to re-read it as I continue along my journey. I have also just gotten in touch with a realtor in the area, so I will continue to look for someone more well-versed with investing in the local college areas.
