Check with your lender - I'm fairly confident your husband won't qualify as a first time home buyer since you're married. At least I was told my wife didn't qualify as one when we purchased our second home. She had never been on a mortgage before but since we were married while we lived in the house I purchased solo, she was considered a home owner.

I've been considering similar options in Baltimore. From what I can tell, it depends on which neighborhoods you're looking in. Some areas have many 10k opportunities; however, even if you rehab the house smoothly, there will likely be many headaches down the line. The neighborhoods with a 60k house may be more stable. 

Are you considering flipping or buy and hold?

First off, thank you all for being so welcoming. There's a lot to take in at the beginning. I'm curious as to how all of you started off. I feel like I'm also in the 'i don't know what I don't know' stage and I'm not sure what questions to ask first. So I'll ask a simple question - how did you begin, i.e., when did you know it was the right time to take the plunge into REI?

Hello All!

I'm currently in what I call sponge mode - I'm trying to soak up all the knowledge I can before making my first deal. I'm reading books, listening to podcasts and talking with people I know in the industry. A few internet searched have led me to the BP podcasts and eventually the forums.

I'm interested in buy and hold, the BRRR strategy seems right up my alley, however I'm not trying to limit myself to one option.

I can't wait to meet you all!
