Sharada's post is accurate. Mr. Hale came to the Los Angeles County Real Estate Investors Association (of which I'm a member) back in Feb. 2020. When it became clear he was using clients of his program just to generate leads for deals, he wasn't invited back. A lot of members lost substantial amounts to this guy and were never refunded. Stay away.

You can easily put a deal under contract, commercial or otherwise, and assign it to anyone with money for an assignment fee. There's no need to pay for that. 

 Note: The LAREIA did its best to mitigate the situation. I highly recommend checking it out.

I am looking for a licensed and insured developer who handles custom homes in the Greater Miami area. Any recommendations would be much appreciated.

This is not regarding a home I am renting to a tenant. So I don't have anyone I need to offer alternative housing to. 
I'm simply asking for feedback about this form of termite treatment.

I am presently testing this recipe promoted on YouTube and other home repair site:

-Mix equal parts sugar and boric acid powder
-Place in jars or small containers near infected areas

I placed my test mixture into a small petri dish and so far, haven't seen them drawn to it like some have claimed. 

Has anyone else tried this method?

Definitely not agricultural land. It's residential. And it's small. Only .31 Acre. In a HOA neighborhood. Not sure if schools would want to pay HOA dues.

Shoot- ya then I got nothing. But I can refer you to an excellentttt agent who does creative REI, invests himself who works in Thurston if you decide to change plans

More important than accessed value is its size, location and usability.

As far as the last part, that's to each their own. The Seattle Foundation for example won't accept anything unless it is substantially high, around the $500K mark. Some charities have said the same. Once they get big, they don't deal with small stuff I guess.

I have a piece of land in Thurston County I am thinking of donating since it will help minimize capital gains. I need a charity in Washington state that does not have an extremely high minimum value. The tax exempt organization must meet the necessary IRS 501 section requirements. The land is assessed at about $44K. 

It's pretty crazy, but just Googling such charities isn't enough. Finding people who'll take free land is harder than I anticipated.

I purchased a property at a tax auction in Thurston County, WA. 

The lot was listed as usable. They did not zone it as "wetlands". However, the lot is not usable. The neighboring HOA park consistently flows water onto the lot in a steady stream about 6" inches deep. There is also a culvert dumping onto the lot that the county denied was their doing, but it's connected to the culvert from across the street, as part of the storm ditch.

I know of the standard "Buyer Beware" terms and conditions for auctions. But this water problem was not there when I first viewed the lot. Public records did not disclose it either.  

I may have to donate it for tax credit and take a hit. But I'd like to consider alternatives. Are there any options to resell the lot to the county for failing to properly zone it as wetland?
