Thanks @James Wise, thats the hope! The realty is we simply aren't taught this stuff in school and many times its years down the road before a pharmacist even considers investing. I want to up the ante on REI education in a profession where I already have connections.

And yes @Hau N. - white coat investor is a good resource but definitely geared toward physicians. Perhaps I'm going a little too "niche" but I think theres a lot of opportunity to connect this way.

First off, follow the advice of your attorney. You pay them for a reason.

Second: Check the Exclusive Buyer Agreement. Most have language that states what the agent must do for the buyer. It is often fairly specific and involved. If this language is in there and he violated it in any way, you have good legal grounds to nullify the agreement.

I am in the middle of my real estate agent classes and I am starting to look at local brokerages with which to hang my license. I intend to get into the real estate business slowly and will not be leaving my 9-5 anytime soon. I primarily want to use my license for REI but like the idea of working as an agent to make additional contacts and well as additional income. Any super important questions you recommend asking (or wish you would have asked) a brokerage before deciding who to work with? Thanks for your input!

@Account Closed I am about to start classes for my real estate license and therefore about to start looking at brokers. Any particular questions I should be asking ahead of time, especially as an investor?   It makes sense that they would want a share of the commission but I was under the impression that most agents don't get commission in deals they are involved in, no reason to have taxable income when you can take the 3% off the purchase price. Any advice or thoughts you have on this are appreciated.

Good to hear Daryl! Definitely an awesome area of town, love the historic homes out that way. And thanks Jeff, I have listened to a few of the podcasts already (the UBG and how to invest with a full time job) and I agree they are really insightful. I might just have to replace my morning sports talk with REI talk, thanks for the tip!

Hey Daryl, I live in Solon right now so I'd like to have my first property here on the east side. Maybe Bedford or Garfield Heights? Really looking for communities that are on the rise but still affordable. Any suggestions?

Hello BP community! My name is Nate Hedrick and I am from Cleveland, Ohio. Just wanted to take a minute to introduce myself. I work full time as a pharmacist but I have been thinking for a while about getting into real estate on the side. Specifically, buy and hold properties as well as getting my real estate license to participate in more deals (friends/family/tenants) and get some needed education. My goal is financial freedom. Not that I don't love my career as a pharmacist, I just want to love it on my own schedule. With student loan debt stacked in one corner and our first child on the way it certainly won't be easy but I am excited about the challenge. I'm currently in the 'read-everything-I-can-get-my-hands-on' phase of things and would welcome any advice or suggestions you have for a newbie investor like myself. Glad to be part of the community!
