Hello all,

My and I are looking to purchase or first investment property. Originally we were looking for a low purchase price with a higher rehab cost (all cash transactions). Now a realtor asked if we would be interested in more expensive properties requiring very little to no rehab. Both options fall within our budget but I don't know if one method is preferred over the other. I'm hesitant because obviously a realtor makes more on the more expensive property.

Any feedback is appreciated.

As a newbie (looking to make first purchase here shortly) I can say that if I were to give up, it would because I get mixed messages on what a good "deal" is. I have friends that say "MLS is fine, you have to find the sellers needing to sell," while I have others that tell me to stay away from the MLS. these different directions cause doubt.
