I am looking for a rental property that i can be in it after rehab at less than 50k . I was told that frankford is a good neighborhood because the prices are still low as its not yet filled with investors and there is the appreciation component

hi I would like to start investing in the philly rental real estate market. i would like to  be in a home for 50 k or less rehab included . Any tips on which neighborhoods to focus on ? ones that ill make the most roi ?neighborhoods that will have some appreciation ?
