Post: Adding 2 car garage with apartment to duplex

Hi all,

Looking to see if anyone has done this. I have a duplex (3 bed 1 bath / 1+ bed 1 bath) and I'm currently looking into adding a modular 2 car garage for the duplex... in looking at some potential models I saw that I can get some with a 1 bed / 1 bath above. Is anyone familiar with the ROI we could potentially see with adding an additional unit? I'm thinking we could potentially get around $1,300/month for the 1 bed 1 bath unit. Trick is, we're looking to sell in 2 years so I'm hoping to see a decent ROI for us adding both the garage and additional unit.

Well plan was to do LVT like we have in our unit ourselves. Actually already have it... Just out of principal I guess, I would have liked to charge them.

Hey all,

Small time landlord, one duplex and we have a rental unit.

Tenants moved out, very passive aggressive the entire last month after we gave notice, and they cleaned the carpets the day of move out. When we went in to get the keys, all the windows were open, tenant tries and gets us to sign a document saying they get their deposit back in full. We refuse as you know... that's not a thing, not able to fully inspect the unit.

Almost as soon as they leave and windows are shut, we notice a "wet dog" smell. During the day when it is warm it is more evident.

So we get a quote from Stanley Steemer, let them know we will be having them professionally deodorized. Tenant wants to get back in to the property to inspect for herself, though with the attitude she had she's not easy to deal with. I gave her an opportunity, heard no response so I cancelled it. It would delay me working to replace the kitchen and bathroom, and on top of that, we're not required to do so.

I let the former tenant know and she's saying things like "we don't know if you dog has been down there, you should have ventilated the unit so the carpets could dry" and so on.

Anyone deal with small claims here in NH? It seems like such a petty amount but she'll try for the ~$200.

Carpets were installed before they moved in. So at ~7 years of useful life that's about 70% of value... what happens if I charge them $200 for deodorizing and then decide to replace the floors? Any recourse or am I free to not deodorize and just rip them out?

Hey all,

My electrician threw his back out and we're already down to exposed walls in the unit we are living in. Does anyone in the Dover, New Hampshire area have a recommendation on an available electrician that's priced fair? I'd be doing it myself but the NH laws restrict me from doing it in a multi family. All the ones I've called are booked 4-5 weeks out. I've got most of the boxes placed and just need someone to pull the permit/rough in and connect at the panel.

@Eric Hathway, good on you for doing all you can without getting overly involved. Social services may even provide a cleaning service weekly and mental/physical care which sounds like what he needs. If/when he moves out just be ready to do a gut of that unit, who knows what damage all that trash and filth has done to the unit.

Right, your walkthrough should be done a couple hours before closing. If there's evidence he's still there, you don't close. Postpone it till he's out

Hey all,

Figured I'd share a deal I got on allure ultra. I was hunting around, we found some flooring we liked in the Allure Ultra, several posts on here confirmed that it's pretty nice for a rental. We're going to be doing a MFH that we will occupy one unit. I was able to get them down to $2.29/sqft from the retail of $2.99/sqft. This is with a new Pro Account at Home depot. In chatting with one of them I guess as long as Allure goes through the pro desk/volume pricing that's about the discount that it usually comes back with. We resubmitted to see if they could come down more but no dice there.

@Jeremy Taggart over the course of your loan that $600 you are borrowing towards closing costs will cost you almost $3000, in the long run it doesn't seem like much but you're paying an extra $8/month, which, every dollar counts when you're house hacking every dollar counts.
