We are in the process of looking at a FHA loan assumption. My question is “ is it a FHA requirement that we need to live in the property after the assumption? Or have the original owners already satisfied this requirement? Thanks.

The rents are high compared to the same exact type of 4 plexs built here. They are a type of three bed two bath detached 4 plex that have become very popular here recently, they are all newer construction built within the last 8 years.

I just compared the rent from the property I'm looking at to local adds for rent for the same type of 4 plex. Is there a better way to run rent comps?

Can you guys tell me what’s the process I should follow for buying a property without an agent? Thanks. 

Thank you everyone for your help. The property is a detached 4 plex. All unit 3 bed 2 bath 1car garage. They are all separate metered for gas and electric. The owner says tenants also split the garbage bill. The rents seem high and that’s why I wanted to verify them. I am not using an agent so I dont have him to help me. it feels more tricky without the agent in between me and the seller. 

Is it common to us the county or city tax assessment of a property as a staring number for making an offer? Thanks
Hi can you guys help me out with this question? What’s the proper way to verify current rents when analyzing a rental property for purchase? I asked the owner for a copy of the leases, he said he can’t give those to me. Whats proper way to ask for verification? Thanks
