Thanks Taryn, Mission Lakes doesn't allow STR so its off the table and we are moving our search to La Quinta. Thanks, I will check out the Yucca Valley!

Happy Neww Year Folks!
My wife, son and I are trying to escape the Bay Area shelter in place restrictions and move to the Palm Springs area. We identified Desert Hot Springs, CA (DHS) as a potential location due to the bang for your buck and strategic proximity (PS, Joshua tree..) Though it has high crime rates it seems that in the Missions Lakes country club bubble you are fairly secure and away from everything while still close to the nicer towns 15min or so. It looks like you can get a house with a pool around $300K and potentially rent it out short term on Airbnb due to limited STR restrictions after we have to move back for work 7-12 months.
Does anybody have experience with this area any advice is this safe for a young family?
Any advice would be greatly appreciated!

Hi Friends!
My wife and I are looking to get a 4 or 5 bedroom house in an established/up and coming suburb near Midtown Atlanta, thinking Alpharetta, Johns Creek, Suwanee, Rosewell and Peachtree Corners.
The long term plan would be to buy, rent out for 5-10yrs and then move in when our own family grows.
So good schools, decent commute, nice neighborhoods, decent rents and strong appreciation upside. The budget would be around $400k.
Any recommendations on suburbs and zipcodes to focus on?
Do you have any recommendations on real estate agents for out of towners (we are in CA)?
Any tips on things we should avoid?
Any crazy renter laws like in SC?

"funeral home planned, and the city's first Hyatt" and "Looking at upcoming development projects in Bakersfield you can see hotels, and movie theaters, Top golf, Tejon Ranch and Outlets, some of the largest commercial projects in the cities history."

@James Wise , thank you so much for responding to my post, I am overwhelmed by how supportive this community is.
Its sounds a lot like the "buy on the rumor, sell on the news" stock picking tip. I guess if the perfect market depends on too many factors to be easy to find and it probably varies on sophistication and risk tolerance.
Thank you for the tips! We were a signature away from buying an SFR for ourselves in Charlotte and it fell through since the seller refused to address foundation issues in the structural engineer's report. So I am familiar with a lot of the steps. I did want to follow-up on a few points you made if you don't mind.
You mentioned that I should make sure my PM is a licensed real estate broker. I have not heard that before. Do you mind elaborating why?
We were considering a Multi-family but they are usually in C/C+ areas. Do you steer clear of those or do you just look for the rare ones that are in the B class area?

@Johnson H. , thank you so much for sharing your personal Journey and experience.
What was the thought process that lead you to Pheonix? In hindsight it's a great move, but did you have some theories that panned out? I am going to Fresno this weekend to see what the market down there looks like. Are there any tips or things you look for? Do you go into local restaurants and ask about the area?
I am really sorry my wife and I missed the meetup, thank you so much for the kind invite. We already had other plans that night but I would love to meet you next time and go more in depth about my questions above.
