@William Johnson Thanks for the honest feedback. I will start looking into buy and hold properties. How do you recommend I start investing in buy and hold properties with limited capital? What/who exactly do I need?

Is there another option other then wholesaling that will allow me to build capital quickly with little to no money?

I recently relocated to the DC/Fort Belvoir VA area. I first started my whole journey in Richmond VA where I received loads of leads by driving for dollars but never landed any deals. I have my real estate license in the state of Texas and wondering if I should a pursue getting my license in VA since I am now more interested in real investing?

In Richmond, my road block was always with not being able to get the seller to commit to selling. I am in the military and was also wondering if I do get my license in VA, should I go for a niche and market more toward veterans and military since I'm experienced with the VA loan process?

Where should I start? What are some goals I should be setting in order to start in wholesaling/real estate investing? 

(FYI, I chose wholesaling as a start because I have more time than money)

@Frank Patalano thank you! I appreciate your feedback. I have started educating myself with YouTube. Yes, I was going to the RE seminars but they all seemed to just give you enough information to bait you into getting in debt to learn more. The last one I attended was a Rich Dad Poor Dad seminar. I actually scrapped up money to go to a 3 day weekend conference only to yet again get only enough information that led to the baiting of asking for more money.

I took the information I learned and went from there but decided that I wouldn't continue taking the "bait." I was previously a realtor in another state so decided to pursue my license again in my present state. In doing so, I began to network and met a seasoned REI who has a mentor program.

I signed a contract agreeing to give up 50% of any profits in exchange for mentorship. I though it was an outstanding deal only to find that my "mentor" isn't much help.

Therefore, I am alone again figuring out the business as I go. YouTube has done wonders so that is definitely a great resource.

I will take your advice and choose a different market and see how it goes. Thanks so much for your help!

Nothing is holding me back except getting results. I have chosen to focus on wholesaling to break into the business and build up capital for future real estate strategies.  I have been seeking results diligently for the past 6 months. Finding distressed properties are easy, finding the owners and their contact information is not difficult either. 

I can't seem to convince any of them to sell. I have been to meetings that seemed like the seller was motivated only for them to not want to sell. I have followed up on calls of potential sellers and every time is a new reason why now it isn't the right time. 6 months of this and still no sales. 

Wholesaling is all I can afford to do since I don't have capital of my own but I do have time. Since I have not gotten results, should I change my target area? What should I do differently?
