Thanks! Very good information! I’d love tips on how to log (and prove) travel expenses - especially long distance flights. Im surprised there not more information out there on this subject.

Has anyone ever tried to buy one apartment complex that was split amongst various owners? If we persuade them to sell, any ideas on how to structure such a deal?

I’m filing as a real estate professional again. This is my 2nd year. I think I’m doing this right and have consulted with our CPA. Would like to get ideas on what works better when logging hours. Maybe someone out there has been audited and can tell us what they look for? Would love to hear your experience. Thanks!

@Andrew Neal- I’m definitely going to be the outlier here. My husband and I took out much of our savings, and with the help of our son (Markian Sich, author of Military House Hacking), purchased a 56-unit as our first investment. We had rented our personal homes a few years way in the past, but this was our first rental property investment. I don’t recommend doing it this way. It was a difficult first year. But I’m well on my way to becoming a real estate professional (tax write off) and have learned so much. We felt we had very little time to mess around since we’re approaching retirement soon. With 7 (yes) children, we need more income. Off to a rocky start, but we are getting better!

I’m a first time investor purchasing a 56-unit apartment complex. Each of the 14 buildings has its own coin-operated washer and dryer in the common hallway. I live out of state. How do I insure that our PM is honest when collecting the coins? Does anyone know if a coin counter of some sort exists to insure the safety of my money? I am open to other ideas for laundry (in-unit, leased, etc). Thanks in advance for all your help!
